Rental Requirements
- Must completely fill out a rental application
- Monthly income must be at least 3 times the rental rate
- $35 application fee per tenant over the age of 18
- Negotiate on Buyer's behalf
We run a complete credit, rental history, employment history, and criminal background check on each tenant.

Property Owners
Collett & Company Property Management Provides the following services:
- Coordinate make-ready and repairs
- All rents due on the 1st and late on the 3rd
- Thorough tenant screening of prospective tenants
- Advertise your property through yard signs, the internet, and referrals
- Renew lease contracts for current market value
- Issue monthly statements
- Report to credit bureau
- Direct deposit available
Cost:
- Collett & Company Property Management charges a flat rate of 8%
- No charge for vacant properties
- Collett & Company keeps all late fees
- Collett & Company charges 50% of the first month's rent as a leasing bonus to agents
- Do not require owner to deposit funds in holding account
